Remediation Sequence

The 4-Stage Containment & Clearance Protocol

Mold spores easily aerosolize during demolition. Adhere strictly to the ANSI/IICRC S520 standard:

Negative Air Isolation

Erect 6-mil polyethylene critical barriers and establish continuous negative air pressure with duct-vented HEPA scrubbers.

Source Removal Under HEPA

Bag and remove colonised porous substrates (sheetrock, insulation) under controlled HEPA vacuum capture to prevent spore release.

Antimicrobial & Encapsulation

Treat semi-porous framing with EPA-registered botanical fungicides and seal with antimicrobial fungistatic elastomeric coating.

Third-Party Spore Clearance

Conduct independent spore trap cassette air testing (PRV) confirming indoor spore counts are lower than outside baseline air.

Can mold remediation be completed without cutting into drywall?

If mold has penetrated the paper backing of drywall, surface cleaning is ineffective. Porous sheetrock must be cut out at least 12 to 24 inches beyond the visible fungal perimeter inside negative air containment.

What is Post-Remediation Verification (PRV) clearance testing?

PRV is an independent inspection conducted by a third-party Indoor Environmental Professional (IEP). It involves visual inspection and comparative spore trap cassette air sampling inside the containment versus outdoor ambient air before barriers are removed.
